Consortium Clemenger needs:
  • The Consortium Clemenger (TCC) were seeking to reduce cost exposure to its real estate footprint whilst also planning to undertake operational upgrades in the form of WMS and automation implementation.
  • The lease was in its fifth year meaning the impending lease expiry posed a rental reversion risk as the facility was secured when supply in the area was vast.
  • Retaining staff and remaining in the surrounding central west region was crucial for TCC. 
The TMX difference
  • TMX supply chain team and in-house architects provided advice to reconfigure components of the warehouse operation which significantly improved the utilisation of the staging area and the inbound/outbound operational flow. ​
  • Undertook a comprehensive property procurement process 20 months in advance of the existing lease expiry date to create negotiating leverage via the pre-lease market. This also enables TCC to inform a true and live business case analysis of a relocation scenario​.
  • TMX coordinated all the lease variation negotiations between the lessor and lessee to ensure all commercial terms and conditions were accurately reflected in the legal documentation.
